How do you place a 7,800 SF spec house with curb appeal and privacy on a difficult lot due to setbacks, zoning regulations, wetland issues and septic imitations? Despite these challenges, Karp Associates was able to create an attractive, homey stone and shingle house with alluring interior and exterior features to make it stand out in the marketplace.

The front porch with fieldstone combined with an arched entry and the custom mahogany front door with sidelights was designed to capture buyers’ attention. Custom kitchen, exquisite moldings, large formal areas, marble and granite were all featured on the interior to further attract interest in this luxury price range. Our team also incorporated a distinctive front staircase, a master bath with crystal chandelier hung within a 35-ft. cupola and a children’s arts and crafts area to keep the audience interested.

Even the pool design fitting within two inches of three separate setbacks and a beautifully conceived landscaping plan help to overcome what was once a “difficult lot”.
